Soffits & Facias

Inspection of eaves' detailing on pitched roofs built in the mid to late 1970's often reveals a virtually built-in defect. The fault lies in the omission of the sprocket piece or continuous tilting fillet along the eaves. In it's absence, the necessary tilt on the bottom row of tiles is achieved by resting them on the fasciaboard.

This arrangement gives adequate tilt but creates a problem beneath the eaves where the sarking felt follows the line of the roof before lapping into the gutter.

The result is that when wind-driven rain and snow is forced beneath the tiles, it collects along the length of sagging felt directly behind the fasciaboard. This causes 'ponding' which can be compounded by leaks through loose tiles and chimney flashings running down the felt.

Once water starts to collect it gradually finds its way into the roof, causing the rafter feet and fascia to rot, penetrating the inner cavity wall leaf.

Damage will only become apparent when the fascia is in advanced state of wet rot. Prior to this, however, the rafter feet and fascia will have been steadily rotting away from within even though the build-up of paint on the outside gives the impression on the timber is sound.

Many properties suffering from this kind of problem have the rotting fascia-board replaced with cellular PVC-U board and provided the inherent defect is also corrected, damaged felt replaced, and rotting rafter feet made good, such rot-proof trims may certainly provide one permanent solution.

The Cure:

Rebuilding of gable corner.

Ventilation Improved:

Tongue and groove floating soffit, with ventilation.

No More Painting:

Finished installation, gable and pointing.

Tip:

Unlike some other window companies, WRS do not undertake "Cloaking" this is the practice where the old damaged material is covered over by UPVC, we actually remove all damaged material and make good before our installation.

The Problem:

Decay of joist exposed when facia boards removed.

Decaying timbers are replaced employing marine ply gussets.
